Schedule of Fees
Fees are as of the contract date but are subject to adjustment at the discretion of the lender and/or High Point Harbor
Account Fees:
Monthly Account Administration Fee - $40
Covers the upkeep of your account, including account records, statements, and customer support.
Late Payment Fee - 5% of Principal and Interest
Applied if a payment is made after the 5th of the month.
NSF Returned Money Orders/Checks - $35
Applied when a payment is returned with insufficient funds. Our processor will attempt to make the payment twice, and the fee will be applied each time the payment is returned.
3% Processing Fee:
Certified Letter Fee - $10
Applied when notification is sent via certified mail.
HOA/POA Management Fee - $25/month
When a borrower cannot keep up with HOA/POA dues, High Point Harbor will take over management, charging the borrower the HOA/POA amount and the monthly management fee.
Home Site Visit - $125
Applied when a representative is sent to the property for inspection, tasks associated with delinquency or default, occupancy verification, insurance requirements, and other situations.
Repayment Agreement - $500
Applied when a repayment agreement is prepared to help bring a past due account current through scheduled payments. It is applied even if the agreement is not signed or returned.
Payoff Request - $50
Applied when a borrower requests a formal payoff statement.
Checks/Money Orders - Cash App - Venmo
High Point Harbor offers several fee-free payment options, but if a borrower needs to pay with Checks/Money Orders, Cash App, or Venmo, a 3% fee will be applied to the payment amount.
Collection Fees:
Recording Fee - $55
Applied when documents must be filed with the county, including but not limited to Deed in Lieu, Forbearance, and Foreclosure.
Deed in Lieu Preparation - $500
Applied when a Deed in Lieu of Foreclosure is prepared, even if it is not signed or returned.
Forbearance Preparation - $750
Applied when a forbearance agreement is prepared, even if the borrower does not sign it.
Notice of Trustee's Sale Filed - $525
Applied when a notice of sale must be prepared, filed and sent.
Eviction Hearing Attendance - $250
Applied if the eviction filing goes to court and High Point Harbor must send a representative.
Trustee Hourly Rate - $325
Applied when a trustee must perform a task related to the delinquency of an account. Examples of these tasks are serving papers, meeting with creditors, completing paperwork, working with attorneys, drafting documents, getting documents notarized, and other tasks as needed.
Title Search - $80
Applied when a title search is needed during a foreclosure to check for other liens on the property.
Notice of Default - $150
Applied when a notice of default must be prepared and sent.
Trustee Sale Conducted - $500
Applied when a trustee or substitute trustee conducts the foreclosure sale.
Eviction Filing - $250
Applied if a former borrower or occupant does not move out by the deadline in the notice to vacate.
Writ of Possession Filed - $200
Applied if a writ of possession must be filed because the occupant has not moved out after the court orders the eviction.
Trustee Assistant Hourly Rate - $175
Applied when an assistant helps the trustee complete required tasks.
Legal Consultation Fees
Applied when legal counsel is needed for lawsuits, bankruptcy, delinquency, drafting new documents or other needs as they arise. Amount varies by service.
Notice to Vacate Mailed - $50
Applied when a notice to vacate is mailed.
